View Full Version : A/C Frozen with Ice, inside Evap and Outside Condenser

One of my apartment units has an icing problem. The evaporator coils in the unit's air handler are constantly frozen solid, and the condenser on the roof unit gets covered in ice as well, on the large line. The unit turns on and shuts off normally. It appears that the system is low on freon, but is that an accurate measurement when everything is frozen solid?

Are the coils clean inside and outside and also is the fiter clean, if not give both of them a cleaning.
After seeing about the coils check to see where your charge stands, could be low charge causing it to freeze over.

The system has to be COMPLETELY thawed before you can get anywhere near accurate pressure readings. Complete thawing can take anywhere from a couple of hours to a couple of days.

That is what I thought, but needed to hear it from someone whom has experienced it before. Convincing tenants to leave their A/C off in order to fix it properly has its own challenges. I'll start a new thread addressing just that.
