The chimney in a 1962-vintage house needs replacement from the roof-line up. The bricks above the roofline are crumbling and there is efflourescence on the face of the chimney inside the garage. Two companies have provided estimates, one for $1350 and the other for $3500. The lower priced company does not warrantee their work (if the seeping/leaking still occurs, then what?) while the $3500 company warrantees the chimney will be waterproof for 15 years. Both companies have essentially the same BBB reportcards. What is a reasonable cost for this job (Boston area)?

I am not in Boston, but I would expect a price in the $2500 range down here to rebuild my chimney.
