My home has a 20' X 7' room we use as an indoor porch. The room is on the second floor of the house. Above it is a flat tar/gravel roof. The main house roof slopes down on one side to the flat roof from the 3rd floor. (so the dormer on the 3rd floor looks out at the roof of this room i am talking about.)
Anyone have any idea (ballpark of course) how much it would cost to rip the roof and walls off this room and build an outdoor porch/ deck. I need to patch that flat roof asap and may replace it fully if I do not tear it down and am wondering if I should bother doing so or getting estimates and a contractor to get busy on my new porch.

I live outside of Boston if that helps for price info btw... no idea if it makes much difference.

I've heard anywhere from $100-$300 per sq foot for remodeling projects, and yes location is a factor as well. Unfortionately, Boston is one of the more pricier regions. Good luck.
