Bought a house last year that was built in 2002. The eaves are starting to chip. Appears to be a lower grade of wood that was used by the builder on the eaves. Based on the paint the previous owner left behind, I believe the eaves were previously painted with acrylic (but I am not positve). The question I have is what should I do to resolve the problem for the next 5-10 yrs. Should the areas that are peeling be sanded & what about the areas that are not peeling? What brand/type of primer should I use? Should I use latex or acrylic paint for the top coat....which will last longer? Does it matter which one I should use if the existing paint appears to be acrylic?

Also, I have a drywall ceiling on a exterior porch. A few of the taped seams are starting to peel. am not sure what type of paint was originally used? After the seams are repaired, what brand/type of primer should I use?

Good surface prep is a must. Prime as needed, if there are no additional issues a good latex primer is fine otherwise use oil base. Most good latex paints are acrylic latex. The drywall ceilng most likely has latex on it. Drywall is never a good material for exterior [but alas my back porch has it] It needs to be painted well to keep moisture from deteriating it. Replacement with wood or vinyl is best bet but if you keep after the drywall and paint and repair as necessarry [don't let it get too bad] it should last long.
