We are new homeowners who just bought a house with a sump pump. It works well, but whenever it rains a lot, we get water seepage in the basement near the pump. The area near the pump has a drain which has been closed off by the town when we close the house. That spot is concave so the water seepage goes and sit there instead of going intot the pump. What do we do to start out with and what are our options? We're limited on the fund so we want to do the work ourselves.

- I would fill in the concave area with something like fine concrete or floor levelling compound.
I don't know enough about which material or how to do it best, so I'm transferring you to 'Basements' where you may get more accurate advice. :cool:

closed off by the town when we close the house....what do you mean by this, that the town comes there and shuts this drain, is it to prevent transfer of water either into or out of your home while you are away? Please advise and I may be able to help a little, but right now I'm puzzled by this statement.

Thank you both for replying.
The real estate agent told us that the town has to "seal off" the floor drain to prevent the water from going into the town sewage.
We've been trying to change the grading on the outside wall. We used a plastic garbage bag on top of the existing ground, then some medium size marbel stones and top soil on the top. We made sure it slope away from the wall. Three days after we started, it rained. Yesterday (1 week after we did the work), we found the water in the basement again. :wall: This time it seems to be spread out over a larger area. Did we do it wrong?
