View Full Version : enclosing existing structure? how to
on our property we have a pavillon 12x24. 6 posts with footers and with a shingle roof. we wish to gain some living space so we want to enclose the structure. what type of foundation and flooring needed. concrete? 2x4,6 joists from the posts enough? any advice would be greatly appreciated.

What kind of living space?
we hope to gain 4 seasons of living space. plans are to run electric and propane for power and heat. with regards to the question above I should add that the PO had begun to frame the walls I guess to shelter from the elements. the thing is is the sill (connects from post to post 12' in length) it doesn't touch the ground or have any mason foundation. isn't this incorrect for my intentions. i imagine its ok for a pounded dirt floor but i wish to enclose the entire structure. what to do next is really the question. framing looks good feels solid. now to think of it it did have some of that plastic weather material when we looked at the house while on the market. anyways hope some answers are near...thanks david

There are specific differences in the manner in which building officials treat
structures who's "use" is designated for continious, or casual occupancy.
I would suggest that you take a small drawing to your local building official, find out what you need to do to accomplish your end result. Stop back by this forum and someone will tell you the methods you need to employ.
