My husband and I purchased a nice mid-80s home several months ago and would like to open up the floorplan by taking out a small laundry room and wall between the kitchen and living room, creating a large kitchen/living room combo with an island, blah blah. I spoke to my realtor who sold us the house and mentioned the remodel and she said she thought having the laundry room inside would be a better seller than the bigger kitchen and the washer and dryer out in the garage.
We aren't planning on being in this house for more than a few more years since we are military and could move in a year or so (ya never know). I am more interested in making the house more sellable than my personal preferance.
OK, with ALL of that said, does anyone have any opinions on what would make a potential buyer more interested? We live in Jacksonville, NC, where it does get cold, but not too bad and we would add insulation to the garage to help make it more comfy to do laundry if we go with that idea. SO what's the opinion, laundry inside and smaller kitchen or laundry in garage with bigger kitchen? The kitchen is probably 10x14 right now.

1. Laundry inside and smaller kitchen - Some prefer the laundry inside but most prefer a bigger kitchen, more open effect. Most remodeling projects that I ahve done have all been for larger kitchen. There may be some options open to you that you haven't thought of to make this a viable option.

2. Laundry in garage with bigger kitchen - Laundry room in garage means more expense and issues of meeting code. This issue should be addressed to your local building authority before proceding. If the laundry area, enclosed room, is taking space away from parking vehicles, this would not be a good choice.
