I'm currently looking to buy a house where some jack a$$ put ceramic tile over the original 20s wood floors. The tile has been down for about 3 years. I know there are no guarantees with a situation like this, but what happens to the wood when you tile over it? How difficult will removal be? Can I get the tile some of the thinset off, then have the refinisher sand the rest off, and come out with good results? Will sanding off the remaining thinset make the job substantially more labor intensive for the refinisher?

Some times the wood is damaged badly. If the finish was if pretty good shape before the tile was placed you may be okay. Scrape as much off as you can then the sander should get the rest just fine. Some sanders and really picky and want everything gone but we usually just charge a little extra to cover an extra belt on the sander. If the wood was damaged badly you can always just go tile again, or spend the money to have the wood replaced. It is always worth the try. I prefer to save wood when ever I can.
