Cost of Garage w/ Shop/Storage Area Above

I'm looking at purchasing a house in Houston that currently has a garage, but it is about ready to become one with the earth (termites, and rot), so it needs to be removed, and a new garage constructed in its place. I'm trying to get a general idea on how much it might cost to build a basic 2 car garage, probably 24x26, with an exterior staircase leading up to a storage area/shop. Probably about 6-8 windows in the shop area, HardiPlank siding, basic roof configuration, very minimal electrical. Anybody in the area done this? Suggestions on who locally I might call?

You could go to this link, call the building department. They might give you some idea on sq. ft. costs - average costs mind you.

Next idea contact your local building yards for general contractor references. If you have some plans, ask them to give a quote - get at least 3 bids.
