View Full Version : No heat in one zone... darn leaky valve!!

One of the 6 zones in my apartment building had no heat. Got the call on Christmas Eve at 5:30pm... (ughhh). Went there and found the floor by the boiler wet and the return pipe for that zone cold. It looke like the spighott where you bleed the zone was leaking and i guess air got in. So I bled the lines, filled up the boiler to proper psi., tightened up the valve on the spighott real good and put a drain cap on the spighott and all was fine. I guess that the washer at the end of the stem is worn causing me all this grief. I rather not start a project like this though since it is too cold and you never know what problems arise when i tear apart the valve. Any ideas or suggestions or similar expereinces?? Thanks!!

Boiler drain valves are the most useless valve in the world. I have been special ordering boiler drain ball valves for years and now my supplier keeps them in stock. They are the best. Anytime I have to open a system, I replace all the drain valves with the ball valve ones. That solves problems before they arise. Sorry you had to run into trouble on a holiday.
