Hi All:

I have a problem with my water heater - leaking pressure release valve. It has been little leaking since I put new water heater about 1 year ago- up to about 1/2 gallon of water every 2-3 weeks.
Last week it starts leaking much-much more. I have replaced pressure release valve - did not help. Then I have installed expansion tank, did not help either. Setting on my water heater was set to hot, today I have put it to the meddle between hot and warm. It’s helped a little, but still leaking when we are using water. Is it possible that my water heater is not functioning properly? Any ideas?

Turning the temperature dial to mid range setting was a good idea.

The next thing is to check the incoming water pressure for the house. Buy an inexpensive pressure guage and get a reading (usually from an outside faucet). Any reading in excess of 80 lbs per square inch (psi) will require the installation of a Pressure-reducing valve. The reducing valve should be installed near the point where the water service enters the home. The ideal water pressure for a house is 50 to 60 psi.

It still sounds like it could be a thermal expansion problem. When you installed the expansion tank, did you set the precharge in accordance with instructions.?

Of course, high overall pressure would definitely explain it.

Same problems I am having with a new install on a 50 gal gas fired tank. Expansion tank was installed and problem went away for a few weeks. I did not see any prep work done to the tank prior to installation.

How do one set the precharge and can I check for any pressure etc while its on now or I have to take it off? I can do so if needed. Should the pressure be set to a certain limit, can I locate this setting on the tank?

Where would one go about finding that inexpensive pressure gauge from? Home Depot? Lowes? or a plumbing supply store?
