I'm in the process of trying to select a roofing contractor to replace my cedar shake roof. I've received a number of bids, compared the companies to BBB and the state registrar of contractors, getting references as well as insurance info etc.
Depending on the type of roof that I go with (probably concrete tile), I may need to get a permit from the city, and possibly an engineering report for the structure.
The roofing contractors that I've talked to have given me a wide range of the cost of an engineering report ($150 - $700). That seems like a really wide range. What is a typical cost for a good engineering report? Should I get an independent engineer, or should I work with the ones that are recommended by the roofing contractor?
Also, how typical is it to get a roofing inspector to come out and take a look at the quality of the work that's being performed by the contractor? I understand this would be over and above the cost on the contract, but I wouldn't mind paying extra for the peace of mind of knowing that someone more knowledgeable than me is looking at the work done and giving his thumbs up / down (and that this person is not biased towards the contractor).
