Hi,

I am making my plans to convert my garage to a master bedroom/bath. The garage is about a 36" stepdown from the kitchen. We are going to make the floor level with the rest of the house. My question is this...What is the best way to create the foundation piers? I have talked with two different people. One says concrete, the other says 6x6s will be fine. These piers will sit on the concrete floor. Also, we live in Columbia, S.C. so the winters are really mild (not sure if that is important.)

how about using concrete to level it? sure 6x6 may work.. but i wonder how it will hold again moisture during winter time. if i had to level it.. i would use concrete.

What is the span width of the garage?

If it is single car and less than about 15 feet wide you could span the distance with conventional lumber with no supports at all.

Otherwise you might be able to use I Joists and still need no supports.Please provide your garage dimensions front to back and side to side.

For a 14' span, you can use 2x10 spf conventional framing lumber at 16" on center and 14' long and meet most building codes for floor strength and need absolutley NO other type of under-floor support for joists.
