I just bought an 80 yr old craftsman style house in San Jose California. It is in great shape per the inspections but it has non-operable fireplace due to damage in the 1989 earthquake. The top of the fireplace (at the roof line) has been removed and roofed over, and the remainder is for decoration only (current owner uses candle in the firebox). We would like to get a working fireplace again and it appears that it will require an entire replacement. Anyone know what the going rate, or range, is for a real brick fireplace? What are some of our other options and prices?
