i had an unsolvable question a few weeks ago, and now that i know the answer, i thought i'd post it for future reference. i have a flapper that won't go down on its own. i have to reach into the tank and manually flip it back into position, so the tank can refill. i changed the flapper itself, i changed the chain, i changed the handle...i adjusted the water pressure into the tank...i tried it all! finally i gave up and called a plumber, and it took him a minute, but he realized that my flush valve was so worn out that the hinge-area where the flapper leans back had worn a goove, so was leaning TOO far back, and could not be prompted to fall back down. he made me feel where the plastic has worn away just enough to feel it with a finger...he suggested installing a new flush valve, but also suggested that a little caulk could probably build the area back up to its original height. so, we'll see. i've called the landlord and he's coming tomorrow to decide what he wants to do. but i was so happy to hear that my crazy problem has a solution! hope that helps someone out there!!
