I bought an 80 year old house last fall. In the attic, there is obvious water damage to the chimney. The bricks are discolored and seem to be flaking. The home inspector last fall suggested that I apply a coat of plaster and check for further water damage. Is that a good idea? What sort of plaster? Should the damage be repaired? If so, can it be done cheaply, but well?

Chimney should be inspected by a professional. Chimneys that are not crowned and capped will develop moisture problems. Water gets behind the brick. When moisture in brick freezes, it forces layers of the brick off and mortar out. Problems on the exterior of chimney indicate that more than likely there are problems on the interior. If you plan on using the fireplace, interior of chimney may have to be relined.
