Hi,
In the last few years we have bought (4) 3 family homes in Mass.
They are older homes,and I know sometimes the toilet seals develop leaks..
There are many toilet seals at Home Depot,Lowes,etc...
Is there one that you would recomend using?I've heard the ones with the urethane/rubber seals are good?Any input on this?I would like to buy one to have on hand.I saw a #3 with "jonnie" bolts is this a good one?Thanks.

I have not heard any good things about the rubber seal type (Fernco) and they are not code in most States. I prefer the old fashion wax ring and have used the ones with the plastic horn also. Most come with new closet bolts.Good luck and post back.

Do you place the wax seal on the toilet before placement,or on the flange then set the toilet on it??

You can stick it to either, but I prefer to set it on the flange, and then lower the toilet straight down on it.
