What is the proper, safe method to vent a furnace, hot water heater and fireplace (all natural gas b-vent) through a small chase?

We are replacing all three units which are located in the middle of the basement and must be vented through the roof (there is no access to an exterior wall). The new furnace will be an 80% eff unit. The fireplace is not yet ordered so we have a choice of going to direct-vent if we can fit the two vents into the chase.

I am getting conflicting advice: The installer says go with a b-vent fireplace and vent all three appliances through a single pipe. The fireplace store says this is dangerous.

Can anyone help me sort this out?
