I live in South Florida and purchased our home about 19 months ago. Our roof recently started looking black---when we bought it is was a white roof. Apparently the previous owner(just before he sold it) put on some kind of elastic or rubberized white coating but instead of spraying it on they mopped or spread it on. Now I guess the roof is looking that way from mildew or grime. What are my options from this point? The roof seems to have no problems except there is 1 small area that does leak in hard rain----so I guess structurally it is fine but looks like an eyesore with the roof color now. Thank you for any suggestions.

Need more info. Is the underlying roof BUR (tar and felt)? Is it a single ply? What is the slope? Obviously it is visable from the ground, so it must be at least 2:12...right? Is there any ponding water?
