I have a brick patio in my backyard which was put in by the previous owners of my house. every summer, parts of the patio turn green. i suspect that this green is fungus that grows on the bricks due to rain, humidity, etc. after every winter i notice some of the bricks crack and flake which i presume is from the freeze/thaw effect. every summer i spray the patio with bleach/water mixture and that seems to clean up most of the green. it's not a long term solution as the green slowly comes back about a month later.

i am wondering if there are any products out there that i could apply to the patio to prevent the greening and the crack/flaking? during my research i have found certain sealers that may be able to help but i just wanted to make sure that that would be the right route to follow. the patio is fairly large and the problem is so bad sometimes that i just want to rip it out and start over with something else. any advice would be greatly appreciated. thanks much
