We have painted non-tung and groove floors that need to be refinished.
Question: What type of sander if any can be used on a painted pine floor with surface nails (we intend to counter sink the nails?), or if chemical stripping is an is the route to take, what type is suggested. Thank you in advance.

Countersink all nails! A drum sander is recommended. Chemical strippers may result in adhesion problems. You can start out with a 36 grit sand paper, moving to 60, then 100, and finally 120. Learn about refinishing floors at http://www.nofma.org/finishing3.htm#B

If any surface nails are missed while counter sinking, will they harm the sanding drum?

BEFORE YOU ATTEMPT TO SAND THIS FLOOR HAVE THE PAINT TESTED TO SEE IF IT CONTAINS LEAD.Never attempt to sand a painted floor until you are sure it does not contain lead. Because the floor is painted you will not be able to see all the nails that need to be set as you progress with sanding you will need to stop and set nails as you go. The nails will not hurt the drum if they are an 1/8 or 1/16 above the surface of the wood. You will "find" these when you sand the paint often hides them. 36 grit will barely touch the paint and you will go through a ton of paper. You will need to hit the floor quickly with 16 or 20 grit to remove the paint before progressing to 36 grit. Be sure to check the thickness of the floor to make sure there is enough sanding surface to refinish.
