I can currently open my garage door using my button in the house, or using my car opener.. BUT, when I try to close the door, I have to hold down the house button until the door is closed. If I try to use my car transmitter, it just won't close.

Any thoughts?

On a guess, I'd say the the lower limit needs to be adjusted. It may have vibrated out of position, or your door tracks may have gotted bumped enough to bind the mechanism.

On most, it's a set of adusting knobs or screws on the motor unit. If you have the manual for the unit, it'll tell you specific adjustments. Most manufactures have the manuals available online, especially for relatively recent models, and if it's a Sears unit, they have info for surprisingly old units.

What's likely happening is that when you use the manual control, you simply power past what ever sticking point is in the system. Sometimes, what you have to do is watch the track, wheels and chains/screw as the mechanism operates, generally you'll see a hesitation at the problem point. It may come from the track sagging, a bent wheel guide, a chain in need of lubrication, or even the counterweight spring on the actual door having a probmem.
