My aunt owns a home built in the mid 1940s. It has a crawl space. Her sump pump had quit working and now the walls have these funky yellow stains and it looks like mold or mildew stains also. What can we use to seal the walls so that they may be repainted? The sump pump has been replaced.

Without knowing exactly what the stains are, I'd use Zinsser's BIN.
