I live in florida where it is hot and dampness and mold...what is the best paint that i should use after power washing...Thanks very much

For exterior, use a good quality latex primer, one with good bonding properties. Add some Dial-X or Mildex to the primer; these are mold and mildew prohibitors. Depending on the paint brands available in your area, ask a paint store sales rep what type of exterior paints/primers they provide with mildew inhibitors built-in. Get that and you can add some inhibitor yourself to beef up the protection. I would also suggest a satin or semigloss finish coat so it can be cleaned frequently.
