I recently pulled up the 30 year old carpet in our apartment to expose the parquet floor below. The wall areas that I tested were in great shape, but the traffic areas are BAD! The finish has come off in most areas in mottled blob patterns, and the areas without finish are a nasty black with DEEP ground-in stains and water damage. Since I don't own this place, I don't want to invest the money to replace the damaged areas. I am looking for the quickest, easiest cosmetic fix to get a decent result. Not great, decent. I tried spot sanding the black stains (mildew?) but they are way too deep. I was thinking of just sanding off the remaining finish and staining the floor a darker color to cover up the stains, but that might still look pretty blotchy. Any 1/2ass sollutions that give 3/4 results would be greatly appreciated.

Your request and your signature contadict each other.

There is no quick and easy in this case. It's parquette and the stains are deep. If you don't own it, maybe you should ask the owner if they want to have what could be an asset to the value of the house, altered by decidedly unprofessional techniques.

My suggestion would be to either put a carpet back over it or install a laminate product (which could cause irrepairable damage to doorjambs if you undercut them, etc.). If you can do either without further damage to the original flooring or other structures, you would save a lot of time and money.
