I have a window A/C unit at a rental property I own. It is a fairly decent size unit (10k or 12k BTU)

The unit is not working and am wondering if its really worth having it looked at and repaired or just throw it out the window and replace it for about $250??

Is Fedders a better brand then GE or are they all the same? How long do window A/C units last these days?

If you have good tenants treat them to a new A/C
If they are going to tear it up anyways look into the cheapest used one you can find.
What's wrong with the existing unit ?
It may just need to be cleaned out real good or have a minor electrical problem.

George2002:

You don't need the headache of pulling an old a/c in at out at the end of it's life.
I would replace it then have the old one checked.
If it only needs to be cleaned then you would have a spare.

Most units are pretty much the same. If they are cleaned regularly you should get 10+ years out of them .
A feature I like on some is an econo switch. This allows the fan to shut down when the thermostat shuts off the compressor.
Fan should run steady at the hottest part of the day but can be set to shut off at night when you would like it quiet.

Dont know how many units you have here. But lot of times in like a set up of ten .We talk the people into buying 11 units and just 10 cases. This way we can just pull a unit and slip one right in if one goes down or pull one to clean it and have a clean one to put right in. Then when one dies boy have you got cheep parts to fix the others.;) ED
