Several issues here!

We've made an offer on a house with a loose toilet. The inspector suggested (though did not document) that there was water seepage under the bathroom area into the crawl space. This could be related to a leak in the shower pan, which should be covered by seller's insurance.

Our concern: the toilet is loose and the toilet does not flush completely on first try. It does have the water treatment that makes the toilet turn blue. I heard that these treatments may cause the toilet to not flush properly.

If the toilet is simply loose, I believe we can make the adjustment ourselves (or the wax ring/plumber's puddy could be installed fairly cheaply professionally?).

But, if there is indeed a leak under the toilet, what's the best estimate on fixing that? The floor is hardwood with rubber tile on top.

The seller doesn't want to cover the costs of repairing/replacing the toilet.

Sounds to me like the inspector should have been clear about the leakage problem.

Did you check the crawl space below? If there's a stain in the ceiling of the crawl space, this could indeed suggest a problem above.

A loose toilet is usually just a matter of tightening the hold down nuts on the toilet base.

However, I would check the possiblility of a leak before you close the deal. This is one of those kinds of problems that can come back to haunt you.

P.S. The "blue" stuff has no effect on the flushing of the toilet.
