not actually a painting question , but didnt know where else to post this . so here goes.........

I've got a FHA re-inspect coming soon ( April 30th due date for work to be done ) . loose/peeling paint is the issue .

instead of scraping / painting the soffits , I intend to cut 1/8" Luan strips to width , pre-paint them , then attach the strips to the soffits . this will save loads of time . my question is whether using any type of adhesive along with nails would have any benefit . the Luan caps will be installed directly over the old paint ( which is heavily " gatored " ) , so any adhesive would actually only come into contact with the old paint .
also , the soffits / facias will be capped with Aluminum in about 5 years .

any thoughts ??

Sounds like a plan. Be sure to use exterior grade plywood.

Do try to make sure you hit framing with the nails and no adhesive should be needed....Mike

You also need to inspect the soffit area in the attic to learn if it is capped off and insulated to know if it insulated and you are you are not collecting condenation in the soffit that is causing the paint to spall. Also, make sure that all vents are vented to the outside and not into the attic which can cause condensation problems.

12Pole , thanks for reminding me about that . I found only 1 soffit vent ( about 2" round ) on the entire 1st floor overhang . and it's located on a stretch of overhang that is disconnected from the other 70% of the circumfrence . shouldnt there be a couple on each side of the house ? I cant see any soffit vents on the 2nd story soffits at all . is that normal ?

the paint on the 1st floor soffit is heavily " gatored " , but intact for the most part . thats what I'm capping with the Luan . the paint on the 2nd story soffits is peeling heavily . I'm having this capped with Aluminum this year . lack of funds prevents me from having it all ( 1st and 2nd story ) done with Aluminum this year . should the Siding Installer take care of the venting of the 2nd story soffit ?

I was thinking interior soffit over kitchen cabinets when I posted. Even so, you need to make sure you have adequate ventilation in the attic. Paint peeling and spalling off exterior soffits also tends to be an indication of poor ventilation and vapor transmissions. Covering over this problem will tend to make matters worse if the issue of why the problem occurred is not addressed. Typically, ridge vent on roof and soffit vents are used, or gable end vents. Some also use mechanical ventilation systems. You need to inspect the attic area to make sure there are no moisture problems there like mold/mildew, wet insulation. Codes and practices vary, but you should plan on one square foot of free vent area for every 150 square feet of attic. A siding installer should be able to help you address your ventilation problems. While in the attic, make sure you have adequate insulation.
