About a year ago, I bought a 70-year old brick house with a covered front porch. Recently, while painting the living room, I found efflorescence on the lower right side of the window behind the radiator. I checked the framing header outside on the porch, and it has some wood rot. Also, the narrower trim along the adjacent bearing wall (with the window) has pulled away from the brick. Should I assume that there is major wood rot inside? What sort of professional should I consult? Thanks.

Hi,

Eflorescence usually appears in new buildings.
My suggestion is to consult a building Pro, because there are many questions with your problem. May be rot wood, but may be condensation, because you told us that the problem id behind the radiator.

Hope this helps

I'll try them both, starting with the carpenter. Thanks a lot.
