Hello,

I live in a rental house. The screens have metal frames and seem to use the same system as newer screens (the notch with some type of holder pushed in over the screen) to hold the screen to the frame. The "holder" is not the horrible rubber string that newer frames use, I don't know what it is. What do you think is used and is there a special tool to help push the holding fabric into the valley?

You can get a screen roller tool at most home improvement places....It looks like a pizza cutter.....a roller on one end to roll the screen and stretch it down into the groove, and a roller on the other end with a groove in it to roll the spline material ( the rubber or plastic string) down into the groove of the frame to hold the screen.

Hey, Maureen, How come you're doing all this work to a rental house ? Don't cha know the landlord's number :) You're my kinda renter.....mine won't even WASH the dadgum windows, much less fix 'em......ahahahahaha

Thanks for the info. I knew that I had seen that term before, not that I would have ever remembered it until I saw it. Though I can't picture how the screen roller looks or works. The screen frames are metal and the current 'spline' looks oddly like some type of metal also, though it could be very old rubber.

I'm bored, that's why I'm doing all this fixing up. I can do it at my own pace too. Wash windows!!! hahahah whoops, sorry. Actually there is no great need to wash windows as the screens are so rusty that you can't tell if the glass is clean or not. I do wash the windows with screens. Just realized I can actually replace the screening and with metal also. When I went to HD for replacement screen they told me no one made it any more. I believed them. Live and learn.

You're so handy why not come to Oklahoma and rent MY house.
You can rent t for $325.00 a month, in 5 years it will be mine free and clear and I will have an excellent tenant as well as free money coming in every month :D

Seriously thiough you see what I'm getting at, buy a house of your own instead of investing in someone else's property, it's easier that you think :)
