The first year I had a rental property, I joined a state landlord association. They had a ton of information (including access to free legal advice for easy questions) and all the forms necessary to manage a rental property. It was well worth the membershhip fee.

There are 2 "rules" that I have found that I never break:

1. Put EVERYTHING in writing no matter how insignificant it may seem.
2. Do credit checks (including unlawful detainers) and criminal history checks, no exceptions.

Good luck with being a landlord, it's frustrating at times.
